Every client has a unique set of qualifications and goals. By placing himself in the shoes of the borrower(s), he's able to create solutions that he would consider himself. That means lowest possible rate at a flat fee vs. building a retail margin into the rate and selling it as a 0-point option.

He spends his spare time advocating and teaching borrowers how to be better shoppers, and encourages them to shop. By the time they come back to compare options and rates, they end up seeing how much padding retail adds to a rate.
