VA IRRRL eligibility:

- 210 days seasoning starting from your 1st mortgage payment date

- at least 6 mortgage payments have been made

- rate must be reduced a minimum of 0.5%

- no appraisal required or DTI ratio restrictions

- must pass VA recoupment test
